VisionBuildInsights is a consulting firm advising owners, developers and capital-project teams on how to plan, buy and deliver projects with control. Our work covers feasibility and pro formas, preconstruction and GMP negotiation, owner's representation, and building in-house construction capability.

Our team's experience includes more than $1.6 billion of multifamily, mixed-use and hospitality construction across 40+ markets, alongside client engagements helping operators stand up and run construction platforms.

Ryan Folger, Principal

Ryan founded VisionBuildInsights and leads client work as Principal, Development & Construction Advisory.

Registered Architect. Cornell Bachelor of Architecture and MBA (Johnson). Based in Milwaukee.

As EVP of Design & Construction at Continental Properties (2017–2021), he held P&L responsibility for a $1.6BN multifamily construction portfolio, delivered 12,000+ units $23.7M under budget across 40+ markets, led a 30+ person D&C team, and served on the Investment Committee. He also delivered three Marriott-flagged hotels totaling $45M, $1.5M under budget.

Earlier, he was owner's representative on Chicago's $350M Roosevelt Collection, negotiating the final GMP with Walsh Construction including a $3.1MM cost reduction and auditing and authorizing payment on a $225M construction budget.
